Position Summary:
The position is with a leading Atlanta-based investment firm that is responsible for performing both qualitative and quantitative analyses to support the development and re-development process as well as managing projects through the development phase.
Primary Duties and Responsibilities
New Deal & Existing Portfolio Review
Assist with review of new investment opportunities including review of offering materials, conducting research, or discussing opportunities with brokers or sellers
Register and update deals on the Pipeline and Leads List reports
Significant contribution to Investment Committee Memos
Support investment underwriting process as requested
Evaluate opportunities at existing assets
Take thorough notes during all meetings and property tours
Underwriting & Due Diligence
Deal evaluation at each stage (bar napkin, back of envelope, proforma, etc.)
Project Valuations
Support the development and finance team in the creation of a business plan and financial pro forma for each development project including competitive analysis, demographic research, construction cost assumptions, and retail underwriting
Analyze development budgets
Develop financial evaluation models for different asset types (commercial office, retail, multi-family)
Build or supervise in the building of financial models in Excel and Argus utilizing budgets, leases/lease abstracts, expense information, market leasing assumptions, and property information as directed by SVP, or Director
Maintain and update due diligence checklists
Create, organize and maintain network file folders for investment opportunities
Conduct or oversee market research as requested, including compiling and synthesizing comparable property information and maps for property sales or leasing information
Conduct or supervise lease analysis
Support legal review process as requested, which may include review of physical or environmental reports; title reports; surveys;
Support closing process as requested
Deal Sourcing/Networking/Professional Affiliations
Encouraged to keep professional designations or training current
Maintain active participation in at least one industry association, including occasional attendance at local events and training seminars.
Management
Train Analysts and Senior Analysts, and work with Administrative Assistants to perform parts of the acquisitions process in order to facilitate greater productivity in the group.
Assist in coordinating architectural design, obtaining entitlements, and working with the general contractor on cost discovery.
During construction, attend owner, architect and contractor (OAC) meetings, facilitate and coordinate the pay application and draw process, coordinate with in-house or third-party construction consultants, and work to mitigate or vet out change order requests or significant requests for information.
Prepare monthly development reports as required for internal purposes as well as development partners or lenders
During all phases of a project, work closely with the SVP and other internal team members, including accounting, to assist in the approval of invoices, development of projected financial summaries, and attend weekly team meetings to detail project progress and outline critical issues.
IMPORTANT JOB FUNCTIONS:
While performing New Deal Review, Underwriting & Due Diligence job functions, demonstrate an active effort to participate in relevant meetings and conference calls with sellers, brokers, and service providers such as attorneys and consultants
As requested, conduct research and/or author white papers on property types, markets or submarkets, or other industry trends
Perform other related duties as assigned.
